Phillippi Gardens Community

Phillippi Gardens is a centrally located community of about 600 homes with Phillippi Creek on its northern perimeter.   Located directly off of US 41 and across from the historic Phillippi Estate Park   .This County park is the venue for Concerts on the Lawn,  Farmers Market,  Weddings, Fishing pier, walking trails through the Oak Canopy and gazebo’s for fun gatherings and parties. This 60 acre park is convenient to all of Phillippi Gardens residents.

Started in the 1950s, Phillippi Gardens is named for the waterway that is its most prominent feature and consists of two areas. One is a triangular island on the south side of Phillippi Creek. The other, a rectangular section bordered by a small feeder channel to the north called Ship’s Canal and Britannica Road to the south, reaches all the way east to Swift Road.

The island was developed first, and most of the initial owners there were circus people. Long referred to in records as just The Island, it is now called Coquina Island after the canal that surrounds it on the sides that aren’t on Phillippi Creek.

The community offers homes from the low $300,000 and up with some homes having been replaced with new homes.

Most of the 600-plus residences are traditional Florida ranch homes built in the 1960s and 70s, each with a different look. You can see roofs with shingles, tiles and metal. Front facades come in brick, stone, painted concrete block, stucco and horizontal or vertical siding in many colors.

Residents are a mix of retirees, empty nesters, working professional and young families. A number live in multi-generational families, where children have taken over their parents’ home and continue to live there.

They all appreciate the convenient location. The district schools — Phillippi Shores Elementary, Brookside Middle School and Riverview High School— are all within easy driving distance. Shopping and restaurants are available all along the Tamiami Trail, including the nearby Westfield Shopping and Gulf Gate mal.
